Yesterday was my birthday, and I was lucky to celebrate all day! Tag, Adam, and I went into Denver and saw my friend Dottie (who I went to Africa with) before we got massages (my favorite). It turned out to be Adam’s first-ever massage, which is insanity to me. I think he liked it. We also got some yummy food, too. Chicken and waffles is going to be my new birthday tradition!
Three of my dearest friends came over in the evening after we went to a block therapy class together. Block therapy involves using a block to stretch, which gets deep into your fascia, removing restrictions and pressure. It's good stuff. As a bonus, the class was donation-only, and all proceeds went to a domestic violence shelter in the area called PeaceWorks. Please check it out.
Then, we all went to mine and had a fantastic evening with delicious falafel cooked by Chef Tag and Chef Adam. I really felt loved. Birthdays are kind of hard for me in a lot of ways, and this was a big one, 40! So the fact that my husband planned such a fun day and my besties (at least the ones in town) all got together to celebrate with me, was an amazing way to start this new decade.
So, thanks, friends and fam; I had a great birthday!
My new truck is incredible. I love it so much. Charging is a process at the moment, but once my charger is installed at home, it’ll be smooth sailing.
Adam has completed his first week in real estate! He joined my KW office, and so far, he is so good. He just sent out his first mailing. I know this industry will be a good fit for him. It’s a hard job and can be very stressful, but once he gets it, he’ll be stellar.
Coaching is going well, but I have several sessions left to complete. I need some volunteers, so please reach out if you’re interested! It may not be life-changing, but, hey, it may be, soooo…. Hit me up!
Bridger is playing baseball with the high school and will try out for that team in February. Super excited! He wants to quit the band, though, and that’s kinda a bummer for me. But it’s his journey, and he’s not a prodigy or anything; it’s just that he wants to quit so he can be in PE with his friends, and I’m like, is that the best reason?
No, it’s not.
My Colorado Real Estate Activity
One of my listings was terminated due to cold feet from the buyer. It’s a bummer because we had other offers and chose them. But it's all good. We’ll have another open house this weekend.
This house will go fast because it’s the best on the market in Pine. It’s got fire-resistant siding, a new septic system is about to go in, an attached workshop, and a new roof. Plus, it’s a beauty of a house.
Come see it! I promise it’ll be worth your while!
Denver Metro Real Estate Market Highlights
There was a positive increase in pending transactions last week, likely due to favorable statements from the Federal Reserve regarding potential rate easing in September and buyers wanting to secure deals before Labor Day weekend. However, as Labor Day approaches, expect a slowdown in market activity, with fewer showings and pending transactions, making it a less competitive time for buyers to explore the market.
Market Highlights:
- Stable Inventory: Active listings remained flat compared to the previous week, though inventory is up significantly from last year.
- New Listings: There was a slight increase in new listings, with activity expected to grow until September.
- Pending Transactions: These saw a rise from the previous weekend, with many listings going under contract.
- Odds of Selling: Slightly decreased for new listings, trending below historical averages for August.
- Showings: Picked up slightly, with properties spending more time on the market compared to last year.
- Price Reductions: The rate of price reductions decreased, with consistent trends in the size of reductions.
Overall, the market is stabilizing with some encouraging signs, but the upcoming holiday weekend may bring a temporary softening in activity.
