Well, it’s happening. Winter is here. Maybe I’m being dramatic, but it literally flurried this morning.
Last night, Bridger had a band recital. I was in band, too, we were really good. We were competitive, and I actually had a solo, and we won that competition, thank you very much. Anyway, Bridger’s band did pretty well, too. He also had his last baseball game last weekend, and his team won the championship!
Sterling has baseball tryouts this weekend; I’m pretty eager to see how this goes! I’m hoping to make it to watch, but my boarding school is having an alumni event in Evergreen. It’ll be so fun to meet up with everyone again.
I’m now in two book clubs, so I want to tell you about the books we’re reading; both are great:
Stephen King’s On Writing and Paulette Jiles’, Chenneville: A Novel of Murder, Loss, and Vengeance.
I’m planning a new event with my colleague Desiree! A community appreciation event, and I’ll also have my pie pickup there this year. Save the date: November 18th from 11 to 2 at the Aspen Park Community Center.
And there will be a guest appearance by none other than the Man of the Season himself, Santa Claus. Photos will be taken, so come dressed to impress in your seasonal duds. Crafts will be there, The Yum Bus food truck, free hot chocolate and cider, and a food drive. Please join us! We’ll have a drawing for prizes, too. I’m excited for this one! (Park in the RTD parking lot.)
Side note: My new dream is to own a house in Greece on the water and charter a stellar sailboat. Totally attainable.
Double side note: If you are looking for a chimney sweep that is quick, clean, very nice, and takes pride in what he does, please call or text Nati at 720-774-4474. He just cleaned our chimney and he has done those of my clients before. He also can do repairs and inspections. Great guy!
My Colorado Real Estate Activity
So, the market’s not so great right now. But remember, folks, it’s the season! This is normal. Don’t panic.
I pulled some stats to check the difference between median sale prices between the fourth quarter and the first quarter, and 100% of the time; it goes up! Obviously, there are better times to list and better areas to do it. The best time to list in our neck of the woods (Jefferson County) is late February through April in order to maximize profit.
If you’re a buyer, however, give me a call right now. You can get a good deal on a property because sellers selling now have to sell. October is the best time to go under contract as a buyer. Right now, you’ve got the benefit of inventory, too. Come November sellers stop listing and those that haven’t sold yet will be pulling their homes off the market for the holidays so inventory will be crunched.
Current Denver Area Real Estate Market
Months of inventory and price reductions on the rise, odds of selling down.
