✨ Personal Update: Girls, Giggles, and a Whole Lotta Curry

This past week was an absolute friend and family frenzy in the best way — think deep catch-up convos, matching tattoos, birthday drama, and curry-induced debates. One of my closest soul sisters, Sonny, came to visit — and this was her first time ever leaving her kids and husband behind. (Bridger’s-age kids, mind you.) Brave woman. Or maybe just desperate for a nap. Either way, she earned this break.

 

She and our other ride-or-die Molly (yes, the trio with matching tattoos — friendship level unlocked) crashed at my place Thursday night. We grabbed dinner from the new Indian spot in Conifer by Safeway. I thought it was fire—like, literally, bring-on-the-heat fire—but Sonny, our self-proclaimed curry connoisseur, found it a bit too spicy. Respectfully, she’s wrong.

 

Then the universe did this weird serendipity thing: Margaret, my high school friend who randomly moved to Sonny’s town in Georgia, happened to be driving cross-country and was in town the same weekend. So of course, Friday night turned into another sleepover, this time post-Sonny’s slightly belated but still fabulous 50th birthday party.

 

Now, being one of the only sober folks at a party full of wine-lubricated emotions is...a unique experience. The conversations zigzag, the tears flow (unexpectedly), and sometimes you’re just wishing for teleportation powers to your bed. But hey, I wore my black bob wig — always a hit. People don’t even recognize me at first, which honestly makes it ten times more fun.

 

Saturday mellowed out, thank goodness. My favorite divorced couple was there (getting along — love that), Sterling had his first baseball game (zero points, but lots of joy), and Bridger had a doubleheader but got benched. I fully support that decision — life doesn’t hand out gold stars for skipping practice, effort matters.

 

And then, as if I wasn’t already riding an emotional rollercoaster, my mom arrived on Sunday. We started condo shopping (exciting!) and found one we loved enough to put in an offer. Teaching her how to design the offer in the system was...a journey. After the fifth failed attempt and mysterious search windows opening instead of the actual document, we both just started laughing. Sometimes tech support turns into a comedy routine. Fingers crossed for that offer, though — and for her house sale in South Carolina.

 

Also, I got in a good, long 90-minute catch-up with my brother Adam. I miss him deeply and can’t wait for his return next week. My heart needed that.



 🏡 Real Estate: Smooth Closings & Quiet Worries

 

Professionally, I had a rare gem of a transaction this week: my buyer closed on his new place in Bailey — and it was flawless. No hiccups, no last-minute chaos. He even got an appraisal waiver (score!) and every single party involved was at the closing table, including the lender (shout out Mike Sadowski!). It was one of those moments that reminds me why I love what I do — helping someone move from renting to owning is incredibly rewarding. Also, let’s be honest: if you think interest rates are high, rent is 100% interest. No equity, no gain, just cash down the drain.

 

But let me be real with you: no matter how good things are, the financial fear never quite leaves when you’re self-employed. I could have 100 homes under contract and I’d still be sweating about what’s coming next month. Lately, things are softening — buyers are getting picky, homes are sitting longer, and inventory’s creeping up. So I’m feeling it.
