Okay, guys, I have so many coaching sessions to complete, so please let me know if you want one! I really am enjoying it, and I think it’s been helpful to everyone; it's very gratifying. It's so nice to feel like I helped someone and they were heard. Win, win. 

Labor Day weekend has come and gone. We went to the timeshare in Breck, and it was a great time—but it was short-lived because, ironically, Tag had to work on Labor Day. Adam visited, and then my buddy Molly and her boyfriend came for a bit. Good times. 

While in Breck, we reserved mountain bikes for the race we are doing on the 14th. We have definitely not been practicing. Oy. So, we really need to start. They recommend riding uphill to make sure you’re ready. I'm not excited. 

Speaking of bikes, we have a guy around the corner who fixes old bikes and gives them to kids in need. So, we had a couple to spare and gave them to him. In return, he gave us a mountain bike for Sterling, which was so sweet. Shout out to Bruce! He has a non-profit business called Recycled Bicycles. You gotta check him out. It’s a great cause; the organization has given away over 22,000 bikes to date!

Have you guys gotten your ski passes yet? We just got our Epic Local passes. Sterling was free, FYI. Pro tip: Take advantage of the free ski passes for your kids in grades K-5! It’s a deal and a half. 

We finally got my truck charging station working at the house. Our main breaker box was an old Federal Pacific (not good), and when I would plug in the breaker would flip. After 3 times I called in the big dogs aka Mason at Duncan Electric, and he came and replaced the main breaker lickety-split and all is working perfectly. Thanks Mason!!

Bridger’s baseball practices with the high school team started yesterday and went well! Gotta keep that up so he can make the L3 team next year. The fall practice is all levels so Bridger is getting play time in with the varsity. He was so nervous but they have been nice to him so far and he is psyched about getting back on the field. And I am psyched that he is occupied from 8:45am to 6:30pm three days a week! Also, how is Bridger in high school next year? That’s gotta be a miscalculation. 

My Colorado Real Estate Activity

I have continuing education stuff going on, so that’s been taking up some time, but my listings are going well. The Pine listing is still available, and the new septic system is currently being installed. I think the Sunset house (the HUD one) should close next week. That’ll be the end of a two-year journey! 

I’m taking it a little easy until Adam and I get things going, but that will happen very soon! Can’t wait!

Denver Metro Real Estate Highlights

Over Labor Day weekend, the metro Denver real estate market performed unexpectedly well. Traditionally, this weekend sees significant declines in buyer activity, but this year, showings only dropped by just over 10%, and pending transactions were down a mere 2.5%, signaling stronger-than-usual buyer engagement.

Key highlights include:

  • Stronger Buyer Activity: Despite the holiday, buyer engagement remained high, with slight dips in showing activity and pending transactions, resulting in lower shows-to-pending ratios. The market was less competitive, motivating buyers to act.

  • Increased Inventory and Seller Flexibility: There's more inventory available than in the last decade, and sellers are more willing to negotiate, offering buyers an opportunity to make a move with more negotiating power.

  • Stable Active Listings: Active listings remained flat week over week but are higher than last year, indicating a potential early peak in listing activity this year.

  • New Listing Trends: While new listings were down from last weekend, they were higher than last year. Pending transactions remained stable, and inventory levels increased slightly.

  • Odds of Selling and Market Trends: The Odds of Selling increased slightly but are still below the historical average for September, reflecting a market in flux.

  • Showings and Market Dynamics: Showings per listing dropped, and time on market extended, allowing buyers more time to make decisions.

  • Price Reductions on the Rise: Price reductions increased, with over half of the units under contract experiencing reductions, though the average size of the reductions stayed stable.
