Bridger Hit the Ball (in case you missed it above)! He’s so excited. I’m so excited. It was a spectacular moment. I mean, his team was utterly annihilated. Obliterated. It was a massacre the likes I’ve never seen. I’m not exaggerating. 2-32. 32! It was a sad display, but he hit the ball, and the dude gets a haircut. It was their last game of the season, and they went out with a bang.

I got a message today, and it was so nice. It was 100% needed after doing some outdoor work on a property I’m listing and battled the stifling, oppressive, unbearable heat for hours. Remember when I used to complain about the cold? But, seriously, Is it me, or did we entirely skip spring and go straight to hell?

Camp is going well for the kids; they like it. They feel comfortable there since it’s at their school. Speaking of which, next year, the kids will take the bus to school, and is it sad that I’m counting down the days to that? Will they even need me anymore? Oh, the freedom. I mean, they can do almost everything on their own now. Well, Sterling can.

My mom is coming out soon with her doggies. She’s staying for about a month, and it should be fun and at the very least, interesting. Poor Tag. My mom is awesome, and she and Tag get along great, but you know, moms and daughters. That’s a tough one sometimes. And for one month. Yikes. I’m just gonna keep calm and carry on as they say in times of war.

Colorado Realtor® Stuff

I have a new house coming up, a small one in Denver. Details to come. 

My Georgetown client is under contract on her house, and we cannot find her a house to move into. I think it’s because her sale has contingencies. We’ve put nine offers in. Ugh. I know all sellers want as little risk as possible and the most money they can get, so our offer isn’t as appealing since other factors come into play. All is going well with her house, though, so fingers crossed the goodness keeps on coming.

The Haldimand listing is on its eighth listing (my first with it, but eight total). We pulled it from the market and lowered the price and took better pics, then pushed it back out there. We’ve had some new showings and have a very interested party, so I’m hoping it works out.

I have a closing today on my one-acre parcel in Conifer, and on Monday, I closed on my other 39-acre parcel in Conifer. So, that’s great.

The market is cooling down some, still not back to the norm, but this summer should give you a reprieve should you want to buy. It’ll probably go back to the new norm in the fall. So, get ‘em while they’re hot, folks!

  • A vacant land lot with mature coniferous trees, 2+ acres, private, within 20 minutes (15 would be better) of civilization; $300k. Or; all of the above with a rustic mountain modern ranch home; up to $800k.
  • A horse property in Conifer or Pine with nice usable land and an indoor arena or a place to put one. Up to  $1.2 Million.
  • An ultra-modern home in Solterra within walking distance to the clubhouse would be great. Up to $1.4 million-ish.
  • A top-of-the-line, open concept kitchen, dining family room in the Highlands Ranch area. Don’t want a mansion (under 7000 square feet) but are able to do $2 million+.
  • Buyer looking in Conifer, Pine, Morrison, South Evergreen area for a nice size home (2000+ square feet) with great internet. Up to $625k.
  • One of my best buds is looking for the impossible, (you know who you are, Lisa). Dream home in Evergreen for under $700k. Imagine the Biltmore.
  • Buyer looking in Pine, Conifer, Morrison area for a rustic cabin fixer upper. Well, and septic are kind of a must but we will look at anything.
  • An amazing small business owner in Conifer, looking for a single-family home on a good size lot. Privacy is important, willing to fix up, must have a garage, ideally two separate living areas, and would like to be in the Conifer, Bailey, Pine, Morrison area. Around the mid $400s. No HOAs.
