Change is Good for Everyone… Right?!

Change is Good for Everyone… Right?!

Welp, by now you should know I like to change things up more frequently than not, so that’s what I’m doing. Moving forward, my blog (still really hate that word) format is going to look a little different. In an effort to provide actual useful information to you fine folks I will be giving a briefer update of my personal life, trials, and tribulations and more info on things you might actually find interesting. There may be the occasional rant and/or rave and/or shout out but in general we will have equal portions of behind the scenes and real estate news, updates, tips, events etc… I hope you like…

Life Stuff

It is back to school time and after a quick perusal of my facebook feed I realized I am the only mother who did NOT take a picture and post it of their children on their first day of school. I was too busy trying to figure out how to juggle an elementary schooler and a middle schooler with totally opposite start and end times and completely different bus stops and after school activities. Now, with a few days under our belts I can say that I think everything will be just fine but no guarantees; we’re only 3 days in afterall.

We had a lovely last weekend of summer filled with friends, a little back yard music festival (Grass on the Gulch), house cleaning, and some relaxing. It’s crazy how fast this summer went by but we are all ready to get back into the swing of things. I don’t know about you but my routines went completely out the window over these past few months. I tried getting back to CrossFit this week after a 2 month hiatus and during our warm up run something popped in my left calf and now I can't walk. It’s a real pain in the, um… calf. According to WebMD, which is always right, I’ve torn the muscle. I guess it’s going to be arm day for the foreseeable future.

My Real Estate Status

It’s closing time… I have the sweetest client named Melvin. For over a year we have been working together to sell his family home in Morrison. It hasn’t been listed on the MLS because it’s not exactly show ready. Think fixer-upper. Well, the day has finally come. After navigating through property line, well, septic, and abandoned vehicle issues the day has finally come. Tomorrow is closing day, however, in many ways it’s just the beginning. The amazing buyer of Melvin’s family home has offered to help him set up an estate sale as well as offered to store items Melvin wants to keep but doesn’t have a place for. The pairing of this buyer and seller could not have been better and I am so happy for all involved.

Current Denver Area Real Estate Market

"I seem to be having this conversation a lot lately where the term "Balanced Market" is used in place of an "Average Market." A balanced market occurs where the rate of appreciation matched the rate of inflation which occurs historically around a 6 month supply of inventory. An average market in Denver would be the average historical months supply of inventory over the last 15 years would be closer to a 3 to 3.5 month supply."
