Colorado Realtors Are Busy & Weekends Are Too

This week was pretty great. I went to another girls’ night. We had all the awesome: excellent charcuterie board, terrific mocktails and cocktails, and outstanding conversation. The trifecta. I went with the same friends I went out with a couple weeks ago, and I think we need to just make it happen at least twice a month. It’s good for the soul. But not the laugh lines. 

One of the women, Molly, used to have this women’s group that was kind of a meet and greet, networking, meditative, feel-good thing. I think she should start that up again. That was cool. 

Bridger didn’t have any baseball games this week, and, lemme tell you, it was stellar. A free weekend can really change your attitude on life sometimes. 

We went on a family date night to see Mario Bros and then to Yard House. It was much needed, and the boys only fought 46 times which is a new record. So, overall, a smashing success on all counts. 

I helped out some clients by fostering their dog and helping it find a new home, and to thank me, they gave me a $100 gift certificate to Yard House, which is why we chose to go there. So, I went to use it, and it didn’t work. It wasn’t activated. So, what do I do? Do I tell them? I don’t want them to feel obligated to spend another $100 if something went wrong, but I don’t want them to be out $100 with an easy fix. So, that’s a tough one. Thoughts? 

Have you guys ever taken a cooking class? I went to one this week at Castles and Kitchens in Conifer. You gotta go! It was a really good time. I ended up buying a pasta maker afterward, and I made fettuccine! Who am I? It was a triumph. 

I also took the boys for a haircut at Cost Cutters and thought I might as well get a little something done. I usually spend WAY too much money on my haircuts, so I was a bit apprehensive, but it looks so good (and so do the boys’). But, now, I’m like, hold up. I can get my hair cut for THAT cheap, and it will still look this good? My mind is blown. And I’m doing the math with all the money I’ve spent and can’t get out of fetal at the moment. 

My Africa trip posse is planning another trip, this time to Colombia. Two of the guys are together in the UK right now, and we jumped on a video call. It was fun to see them if only for a second. So, hey, Alex and George! Looking forward to another trip together with you and the gang. 

My Colorado Real Estate Activity

We signed the paperwork for my listing in Ft. Lupton. When you’re the seller, you can sign early, which is excellent because it fits into your schedule however you like. So, all went well. 

I then went to my new listing in Louisville, and the contractor did such a super job. The house was a mess, and now, it’s like a whole new house. Could not be happier. I mean, it was a total gut job. I went to get a bunch of supplies and materials for it, and I think it’ll look so good when all is said and done.

Shout out to Sloan’s Carpet Secret, which is full of rejected carpets, but it’s all 100% salvageable, and where I got the new carpet for this house (and many others). 

PSA: I have a new listing coming Friday! It’s in Bailey. I’ll keep you in the loop, but it’s a good one. And we closed on another listing last week, had an inspection on another listing (it’s a new build, but you still gotta do the inspection!!), and I closed on a land property and am closing on another one today. All running fast and furious with the local real estate market.

I have a client looking for a horse boarding facility, and she found one in Castle Rock. So, we ran over, and it’s a stunner. It’s only 20 acres, though, which means, she can only board two horses. But she wants to board way more than that. So, next steps: she needs to get the water rights, then apply to see if she can get the approval for more horses. She meets with the county today to see if she can get this going, so let’s all send her the good vibes, please.

The Buyers Are Back!

As we all know, the market tends to pick up directly following Presiden's Day Weekend at the end of February with a secondary pick up following Easter. This year was no exception with a huge jump in listing and buyer activity. This week over last week we saw active inventory remain flat, new listings up 39.8%, and pendings up 20.3%. Showing activity increased by 37.5% with over 17,004 showings set with buyers looking at on average 14 properties before writing a contract. Median days on market dropped to their lowest yet with just 5 days on market. Fewer price reductions for units going under contract also dropped to only 20.5% of homes making price reductions with an average of -5.2% off the original price.
