Grandma Harrington and her three dogs are in the (mad) house! It’s a lot. But, hey, who couldn’t use some chaos in their lives these days? The dog drama with Kamper is intense. The energy is at the highest of levels. So, yes, I’ve left G-ma H to fend for herself because I deserve a little coffee break. 

Great news! A tag has decided to take the union organizer position, and we’re all very excited about it. It’s such a solid win for our family with excellent hours and benefits. I’m really happy for him (and us). I see many vacations and weekend getaways spent together. Can’t wait. 

I’m digging the nice weather we’ve had lately (sans the smoke from the fires), you? Bridger will be at sleepaway camp next week, and he’ll be all out in it for a whole week with complete strangers. It sounds like an 80’s slasher movie setup, but I think it’ll be great for him if no Jason Vorhees types are present.

So, we decided not to have a 4th of July party at our house, but we are going to a parade and a party at my friend Lisa’s house, and I think it’ll be a great day full of fun activities. Which reminds me.

I survived Widespread Panic last weekend, and it was… interesting. I’m realizing I’m not a full-on go-see-a-show girl anymore. I had a good time but felt a little judged because I wasn’t constantly “on”. I wasn’t continually dancing, smiling, giggling. That’s not me. The men aren’t always “on,” so why do the women need to be? Drink your beer and stop telling me to smile. I’m smiling on the inside, damn it. 

Colorado Realtor® Stuff

I had a listing appointment earlier today in Tiny Town (it’s a referral, thank you very much), it’s a fixer-upper on three acres and it’s a great size, great opportunity. I’m hoping to list it soon! It’s so pretty. It’ll go fast.

My other Tiny Townhouse is under contract, but there’s a crack in the foundation. All is good, though, per the engineer. So, I’ll take that. Love when seemingly significant issues are really minute. 

We’re closing on the Georgetown house, and it’s all gone smoothly. Great communication and transparency on both sides. Honesty is key to this industry (and life in general). Anyway, we’re in the go-go-go mode to find her a new house. Are you selling yours? Hit me up. Since her house has all but sold and she almost has the money in the bank, her contingency will no longer be an issue in a matter of days. I know she’ll get into a house soon. 

We’re still in a seller’s market, but houses aren’t going under contract with a million offers five minutes after listing anymore. It’s better for everyone, really. For the buyers, get ready, inventory is picking up, and interest rates are still low. This summer is the time. I think buyers will have a more difficult time in the fall, so let’s do this now.

  • A vacant land lot with mature coniferous trees, 2+ acres, private, within 20 minutes (15 would be better) of civilization; $300k. Or; all of the above with a rustic mountain modern ranch home; up to $800k.

  • Horse property in Conifer or Pine with nice usable land and an indoor arena or a place to put one. Up to $1.2 Million.

  • An ultra-modern home in Solterra within walking distance to the clubhouse would be great. Up to $1.4 million-ish.

  • A top-of-the-line, open concept kitchen, dining family room in the Highlands Ranch area. Don’t want a mansion (under 7000 square feet) but are able to do $2 million+.

  • Buyer looking in Conifer, Pine, Morrison, South Evergreen area for a nice size home (2000+ square feet) with GREAT internet. Up to $625k.

  • One of my best buds is looking for the impossible, (you know who you are, Lisa). Dream home in Evergreen for under $700k. Imagine the Biltmore.

  • Buyer looking in Pine, Conifer, Morrison area for a rustic cabin fixer upper. Well, and septic are kind of a must but we will look at anything.

  • An amazing small business owner in Conifer, looking for a single-family home on a good size lot. Privacy is important, willing to fix up, must have a garage, ideally two separate living areas, and would like to be in the Conifer, Bailey, Pine, Morrison area. Around the mid $400s. No HOAs.
