Bridger is still doing his remote work, and it’s going really well. Unless you count the fact that he gave himself a haircut, which really has nothing to do with school, but maybe with being at home so much? Boredom wins again. We just finally got it taken care of with a “real” haircut (a month later). Incidentally, I haven’t cut my hair for a year. That’s neither here nor there, just something that wouldn’t have happened on or before 2019. 
 
Speaking of self-care, I’m calling the orthodontist about getting my teeth fixed; I think I need braces. I used to want them when I was a kid, and my teeth were perfect. But now, at 36, getting braces sounds actually, it still doesn’t sound too bad. I mean, have you seen braces lately? Besides, I’ll be wearing a mask, right?!
 
Has anyone gotten the vaccine? I’m glad it’s being rolled out, and people are feeling more confident about their health and future. Are you planning on taking it?  
 
Okay. If you’re looking for something to do, I took an online improv class with the Rise Comedy Club. It was hysterical. I did it solo; Tag didn’t make it home in time. Basically, it was a bunch of improv games on Zoom. There were 12 of us, and no one knew each other. I enjoyed it so much that I think Tag and I will sign up to do it when it goes back to in-person. Highly recommend. 
 
We’re still doing The Miracle Morning, and it’s awesome. Check it out. Tag and I are both really into it, and I can’t imagine not doing it. I’m so mellow now. I mean, I’m always even, but even more so now.

Realtor® Stuff

As far as the single-family residence market around Denver goes, we’re anticipating a strong year. Interest rates will start to creep up and bounce around again, but I think they’ll still stay low for the most part.
 
The housing market is picking back up where it left off before the holidays, and there’s hardly any inventory. Denver has seen about 16% appreciation in the last year. For your reference, 3% is normal.  
 
I have a possible listing with a house that’s been on the market seven times over three years! But he’s not sure where he wants to go. He’s thinking California. Hopefully, it works out. Also, SEVEN times!
 
I’m trying to hook up a buyer and seller in Denver. The seller isn’t ready to list but may go forward with this house I found. Fingers crossed. Cross yours, too! No one wants to make any decisions right now. Life is too weird. It has us all on edge.
 
Also, hoping to get a new client who wants a new build in Castle Rock. Again, fingers crossed. Let’s do it!
 
And, we closed on my bestie’s new place in Buena Vista. Yay for Casey! He’s already started on the necessary updates and couldn’t be more excited and I couldn’t be more excited for him. 

Next Week Video Series

Next week’s video series is all about something we all know and love: pie. It’s National Pie day next week, so what better excuse to have a pie tasting? Am I right? We’ll be testing/tasting pies from the 285 corridor. Eat local pies!

  • An ultra-modern home in Solterra walking distance to the clubhouse would be great. Up to $1.4 million-ish.
  • A top-of-the-line, open concept kitchen, dining family room in the Highlands Ranch area. Don’t want a mansion (under 5000 square feet) but are able to do $2 million+.
  • Buyer looking in Conifer, Pine, Morrison, South Evergreen area for a nice size home (2000+ square feet) with great internet. Up to $625k.
  • One of my best buds is looking for the impossible, (you know who you are, Lisa). Dream home in Evergreen for under $700k. Imagine the Biltmore.
  • Buyer looking in Pine, Conifer, Morrison area for a rustic cabin fixer upper. Well, and septic are kind of a must but we will look at anything.
  • (Found and Closing Tomorrow, yay!) Another best bud, looking in Buena Vista for a starter home. Great guy, a wildland firefighter, introduced my husband and me, so I kinda owe him. Ideally 3 bed, 2 bath for around $300k.
  • An amazing small business owner in Conifer, looking for a single-family home on a good size lot. Privacy is important, willing to fix up, must have a garage, ideally two separate living areas, and would like to be in the Conifer, Bailey, Pine, Morrison area. Around the mid $400s. No HOAs.
  • Big home in the park part of Roxborough Park. A little area for their pup is ideal. Soaker tub and no tile countertops. Up to $900k.
