Valentine’s, Ventures, & a Volatile Market

It’s been a busy week, guys! I leave for Orlando tomorrow for the Keller Williams Family Reunion. It’s a big convention for our agents. I don’t know about you, but I’m due for some warm weather, and Orlando is gonna serve that up. Can I get an amen? 

Earlier, I had a photoshoot for one of my listings, and it was a ball! It was like a wildlife refuge out there in Bailey. There were tons of birds and a family of deer that loved hanging out with us. They’re in some of the pictures and I’m really excited for them to make their modeling debut. You won’t be disappointed. 

Baseball has started up again, and although I’m excited about it, and Bridger is doing great, there goes my social calendar. Two practices (indoor) on Saturday. Two. I did find time; however, to meet up with a couple of old friends that I worked with in 2008 and it was lovely. Meeting up with old friends is good for the soul. Highly recommend.  

I may have a new venture on the horizon. One of my clients is pushing to buy the Briarhurst Manor Estate in Manitou Springs. He really wants it and wants me to take control of the marketing end. We’ve had many discussions about it, and I think it could be a really great fit and maybe even, dare I say, fun. His daughter may also get involved, and I know her, and she’s a hard worker and a go-getter, just like me. So, the two of us could be an excellent team. I’ll keep you in the loop!

Valentine’s Day has come and gone, and I got some chocolates and flowers from my guy. It was very sweet. (And now I’m craving chocolate, darn it.) The kids each got assigned a Valentine at school and had to get each a little card. Sterling chose his card on his own, and it had a picture of a puppy Dachshund on the front. On the inside: “Who doesn’t like a little wiener for Valentine’s Day?” Needless to say, Tag is fired from helping the kids get Valentine’s Day cards. (Don’t fret, that card is still in our hands, and the 5-year-old child got another one.)

Speaking of Sterling, his birthday is coming up and I’m trying to figure out what to do for him. There are a few things around here, like the pool and Chuck E Cheese, but I’m not sure what to do, because also THIS WEATHER. Ugh. Suggestions welcome. Leave a comment, please. 

Colorado Realtor Activity 

I have a new listing in Bailey at 44 Turkey Lane (that address makes me smile). It’s a 3 bed, 4 bath with a 3-car garage and it weighs in just shy of 2400 square feet. It’s quite nice. I’m excited about it. The showings start on Friday (yes, I’ll be away, and no, I don’t like that because of control and all that). It’s going for $675,000.

Then, we have another land listing up and running in Dumont. It’s just over 11-acres, three separate mining claims with panoramic views of snowcap mountains. If you build a multi-story house in one section, you can even see the city. It’s listed at $399,000.

Coming soon is a hotel in Blackhawk for lease. It’s not one of the super fancy ones in downtown Blackhawk but it’s still cute and recently completely remodeled. I’m looking forward to this one and will get back to you with the deets soon. 

Alright, we knew it was gonna happen eventually, and eventually is now- interest rates are going up. We’re at 4 ⅜ at the moment I am writing this. I think some buyers may get priced out of the market and that’s kinda scary. If buyers can’t afford to live here, guess what? They leave. I hear there are other parts of the country cooling off and those that are crazier than ever. If you want to sell, think about that.

Did you guys see that article on the top 10 most restrictive markets? Did not see those cities coming. If you’re sitting on the fence about both buying or selling, you may wanna jump on it before it gets even nuttier out there!

If you’re interested in moving out of CO, I had an interview with an agent named Donna Wade in Boise, Idaho on Monday. It was a good one. I’ll post it soon and make sure you all get access to it! You won’t wanna miss it!
